There are a number ways to sell your home quickly. If you are using a real estate agent, they may be allowed to provide you with a number of suggestions or may even employ a professional your home stager to help prepare your home to be shown in exciting light.
If you are not using a real estate agent and should choose to market your property on your own, I can offer some suggestions and helpful tips regarding marketing and selling your home fast. Keep in mind that just because something appearances good to you, it may not appear that way to someone else, so it will be best to do general things that will help it show far better a large variety of potential buyers.
Here are my next five on no particular order.
#1 – Paint the walls a good neutral color. While the warm colors of the walls coordinate your furniture and drapes well, it may be a turn-off to potential buyers who are trying to picture their furniture and accessories in that room. A neutral color can go perfectly with just about anything and can be easily covered by the buyer’s most desired paint color. If you are not up to painting the entire house, you can in all probability “get by” if you paint the areas that really matter including entry way, living room, dining room, kitchen, and master bedroom.
#2 – Let the light shine in. Many people keep the shutters and blinds shut for privacy, but now is the enough time to open them wide. This makes your home look cleaner as well as brighter. Make sure that the windows are clean and that eyeport screens, if present, are in good shape. If not, get them reconditioned or take them out entirely. Also, try to find out what your potential new buyer is looking for and why. Do they have dogs? Great, your fenced backyard is just what they need! With that in mind, try to downplay the issues if possible.
It doesn’t hurt to talk to the potential buyer to ask things, but keep it light and be friendly. They don’t want to be barbequed on what they like and don’t like about your home. You do really need to disclose any known defects, but you don’t have to bring up pretty much everything that ever went wrong unless they specifically talk to.
